Low Cost Products with High Reliability

Bedrock Appraisal has developed a proprietary computer assisted desktop appraisal product that is offered to all of our clients, private, professional and institutional.  The appraisal was developed for the valuation of single family homes and condominiums.  We are experienced in this product as it was developed in 1998 and has been refined over the past 24 years to its current state.  Uses vary widely but can include home equity loans, diminimus loans, estate valuation, valuation of real estate in a divorce, assisting agents in the pricing of listings, for use in a tax appeal, or any other use needing an economical way of pricing real estate.  A processor documents property information from reliable sources such as the county assessor, MLS, Google Maps, or other public sources of property information. An interview with the property owner is also performed to gather property data. The information gathered by the processor is then provided to the appraiser, who performs the appraisal analysis and completes the appraisal report.  All desktop appraisals are performed by a Certified Appraiser on a form similar to the FNMA 1004 form with a minimum of 3 comparable sales adjusted in a grid so the client can be assured of the report reliability.  Fee for this service is competitive with AVM's at $75.

If additional validation is required due to compliance or regulatory issues, or the client requires additional documentation, we offer the option of a hybrid appraisal.  This type of appraisal differs from a desktop product in that it involves the inspection of the subject property by a trained photo inspector.  Photos are taken of the subject street, along with any adjacent influences, subject front, rear and interior rooms if desired.  The inspector itemizes attributes of the subject during the photo session.  In addition, a processor documents property information from reliable sources such as the county assessor, MLS, Google Maps, or other public sources of property information.   An interview with the property owner is also performed to gather property data.  The information gathered by the Photo Inspector and Processor is then provided to the appraiser, who performs the appraisal analysis and completes the appraisal report on a form similar to the FNMA 1004 form with a minimum of 3 comparable sales adjusted in a grid so the client can be assured of the report reliability.  Fee for this service is competitive with other firms offering a hybrid product at $160.
