Bedrock Appraisal Inc. has been in operation since 1997 as a full service residential appraisal firm. Founded by Brent L. Anderson and Steven T. Kartchner, Journeyman General Appraisers certified by the State of Utah, our experience spans both the commercial and residential fields, though we have dedicated our services exclusively to the residential market for the past few years.  The firm also employs six other experienced certified or licensed residential appraisers we have trained to service our clients.

Yes.  The counties in Utah accept a professional analysis with adjusted comparable sales as evidence of value.  A desktop appraisal cost is significantly less than an inspection type appraisal product ($75) and is generally cost effective for a tax appeal.

A hybrid appraisal is an appraisal where a team of individuals are assigned responsibilities for segments of the appraisal process.  An photo technician is typically sent to the home to perform an inspection of the site and dwelling and to take photos and notes about the attributes found.  A processor is assigned to research the property data such as age, size, site area, zoning, etc. and interfaces with the owner and interviews them to gain vital information to supply to the appraiser.  The appraiser analyzes the data provided by the photo inspector and processor and renders an appraisal opinion in a certified report.  The cost is significantly less than a traditional appraisal with a reliable conclusion.

A lender will require that you have a full, interior inspection appraisal to eliminate PMI.  You can order this and choose your own appraiser.  Call your lender for specific requirements.

Current law in most cases (particularly federally related transactions) require that the lender orders the appraisal.  If you have an appraisal performed and provide it to the lender, it cannot be used in the transaction.  Another appraisal will have to be ordered.  If you would like to have an idea of the value prior to committing to a lending transaction, consider having a desktop appraisal performed as the initial cost is relatively low.
